Do I need to be a resident to buy in Spain?

No. Non-residents can purchase property in Spain freely. You will need a NIE number and a Spanish bank account, but neither requires you to live here or even visit.

What is a NIE number and how do I get one?

The NIE (Número de Identificación de Extranjero) is a tax identification number required for any property transaction in Spain. It can be obtained at the Spanish consulate in your country — you do not need to travel to Spain. Allow 3 to 8 weeks.

What are the total purchase costs beyond the asking price?

Budget an additional 10 to 13% on top of the purchase price. This covers transfer tax or VAT, notary fees, land registry and legal costs. For a €300,000 property, expect total costs of approximately €330,000 to €340,000.

What taxes apply — at purchase and ongoing?

At purchase: new build properties are subject to 10% VAT plus 1–1.5% stamp duty. Resale properties carry a transfer tax of 7% in Andalusia. Ongoing, non-residents pay an annual imputed income tax on the property — even if it is not rented. We recommend consulting a local tax advisor for your specific situation.

Can I get a mortgage as a non-resident?

Yes. Spanish banks offer mortgages to non-residents, typically financing up to 60–70% of the purchase price. You will need to demonstrate regular income and a clean credit history. We can guide you through the process and connect you with suitable lenders.

Can I rent out the property?

Yes. Long-term rentals require no special licence. Holiday rentals require a tourist licence from the regional authority — the process varies by municipality. We can help you understand what applies to your specific property and location.

Do I need to be in Spain to complete the purchase?

No. With a notarised power of attorney, a representative can sign on your behalf at every stage — including the final deed. Many of our clients complete their purchase without travelling to Spain.
