The NIE in Spain.
What it is, what it’s for and how to obtain it from abroad.
Without a NIE you cannot buy, open a bank account or sign before a notary in Spain.
It is the first step — and it can be arranged before you travel.
What is the NIE and what do you need it for?
The NIE (Número de Identificación de Extranjero) is the tax identification number that Spain assigns to any foreign national carrying out economic transactions in the country.

BUYING A PROPERTY
It is mandatory to sign the title deed before a notary in Spain. Without a NIE there is no deed — and without a deed the property cannot be registered in your name.

OPENING A BANK ACCOUNT
Spanish banks require the NIE to open an account. A Spanish bank account is in turn needed to set up a mortgage direct debit and manage ongoing payments in Spain.

PAYING TAXES
Any tax obligation in Spain — IVA, IBI, IRNR — requires the NIE. It is your identifier with the Spanish tax authority as a non-resident.

ANY CONTRACT
Reservation contracts, private purchase agreements, mortgages, rental contracts as landlord — all require the NIE as tax identification.
How to obtain the NIE from abroad
There are two routes — from your country or in Spain. We explain both.
ROUTE 1 · Via the Spanish consulate in your country
The most convenient option — no need to travel
You can apply for the NIE at the Spanish consulate or embassy in your city of residence. This is the most practical option for those who have not yet travelled to Spain or who want the NIE ready before the transaction.
Typical documentation: completed EX-15 form · valid passport and copy · proof of reason for application — letter from lawyer or developer confirming the transaction in Spain.
Timeline: varies by consulate — typically 2 to 8 weeks. It is advisable to start well in advance of the planned signing date.
Cost: official fee of approximately €10. Some consulates charge an additional processing fee.
Important: exact requirements vary by consulate. Always verify directly with the Spanish consulate in your city before starting the process.
ROUTE 2 · In person in Spain
If you are already in Spain or travelling to view properties
If you are in Spain you can apply directly at the Foreigners Office (Oficina de Extranjeros) or at a National Police station with immigration services. This is the fastest route — in some cases the NIE is issued the same day or within a few days.
Typical documentation: EX-15 form · original passport and copy · proof of reason — reservation contract or lawyer’s letter · tax form 790 code 012 paid.
Timeline: 1 to 5 working days in most cases with complete documentation.
By power of attorney: it is also possible for a lawyer or authorised agent to process the NIE on your behalf via notarised power of attorney — without you needing to be present in Spain.

The most common questions from international buyers
DOES THE NIE EXPIRE?
The NIE as an identification number does not expire — it is permanent. What may expire is the physical document that certifies it. For a purchase deed the notary typically accepts the NIE certificate even if time has passed since issue, provided the number remains valid.
DOES THE NIE GIVE ME RESIDENCY IN SPAIN?
No. The NIE is a tax identification number — it does not confer any type of residence or right of stay. You can hold a NIE and remain a non-resident for all legal and tax purposes.
DO I NEED THE NIE TO SIGN THE RESERVATION CONTRACT?
Not necessarily. The reservation contract is a private document that can be signed with a passport. The NIE is essential for the public deed before a notary. However it is advisable to start the process as early as possible to avoid delays at later stages.
CAN I BUY WITHOUT BEING IN SPAIN?
Yes. With an apostilled power of attorney granted in your country, your lawyer in Spain can represent you in all procedures — including signing the title deed before a notary. Many international buyers receive the keys to their property on their first visit to Spain.
